Drayton is the district’s original settlement and retains a distinctly older character, with nineteenth-century and early twentieth-century cottages, established churches and heritage buildings alongside post-war and more recent infill housing. The age of the area brings its own conditions: irregular block shapes and boundaries that predate modern subdivision, ground that has been built on and dug up repeatedly, and existing concrete that is frequently several generations deep, with a newer rear slab meeting an older driveway and a path added somewhere between them. Reconciling those levels is usually the real work. Set-out accuracy matters against heritage fabric — original brick, stone footings and timber all show up any new concrete that is slightly out of line, and a restrained finish generally sits better than a heavily patterned one. Slope varies across the suburb, with some streets flat and others picking up a noticeable fall toward the west. The soil is the reactive black clay typical of the district, so seasonal movement drives much of the cracking seen in older slabs and any new work needs base preparation and joint spacing designed for it. Access is mixed, with some older properties having narrow side passages that make a pump the practical option, and crossovers on the older streets are often narrow and worth confirming with council before widening is planned.
